Extensive renovation as yet another life science company moves to Solna Campus

Scheelelaboratoriet på Campus Solna byggs om.

In order to welcome the pharmaceutical research company Xspray Pharma to the Solna Campus, Akademiska Hus is investing SEK 56 million to renovate the Scheele Laboratory. With this new tenant on site, the Solna Campus and neighbouring Hagastaden will be strengthened into one of the most powerful life science clusters in the world.

The Solna Campus is an important part of the growing Hagastaden neighbourhood – the vibrant urban neighbourhood where Stockholm and Solna meet that is under development with housing, shopping, underground, culture and parks. The community, university and industry have also joined forces to create a successful regional hub for research and science that improve human life and health.

It has now been decided that Xspray Pharma will move to the neighbourhood in November 2023. To facilitate the move, Akademiska Hus will completely renovate parts of the Scheele Laboratory, creating a space of approximately 1,500 square metres to house the state-of-the-art office and lab environments that Xspray Pharma needs to be able to expand its operations. In an effort to make the renovation as climate-smart as possible, sustainable material choices will be prioritised and reuse will be applied wherever possible. In addition, Akademiska Hus will install a new and more energy efficient ventilation system.

“We will get modern facilities and new advanced labs when we move to the Solna Campus. The landlord, Akademiska Hus, is familiar with this type of operation and a trustworthy partner as we now enter a commercial phase, with several products that will enter the market over the next few years,” says Per Andersson, CEO of Xspray Pharma.

Previous investments of more than SEK 500 million

When Karolinska Institutet moved parts of its operations to the Biomedicum experimental research laboratory in 2018, a unique vacancy arose that offers an opportunity for new businesses to open on the campus. In addition to the investment in remodelling the Scheele Laboratory, since then Akademiska Hus has invested more than SEK 500 million in other renovation projects on the Solna Campus with a focus on offering life science businesses the opportunity to rent anything from a single office chair and lab counter space to premises with room for large lab environments and entire headquarters. Of the renovation projects that have already been or soon will be completed, all spaces are fully rented or have the objective of being rented in 2023.

“There is strong interest in moving to the Solna Campus which, with its strategic location adjacent to Karolinska Institutet, also provides proximity to an array of other authorities, businesses and organisations linked to education and research in health and medicine. We are extremely pleased to welcome Xspray Pharma to the neighbourhood as part of this exciting development phase,” says Anna Alsborger, facilities manager at Akademiska Hus.

The renovation of the Scheele Laboratory is expected to start in February 2023, with completion in November that year.
