The detailed plan, which has now been approved by the municipal council, allows for new buildings with a flexible use at Gibraltarvallen as well as the development of surrounding streets and places. For Akademiska Hus, which owns 90 per cent of the land within the detailed plan, the decision is very gratifying.
"The zoning plan gives us the opportunity for a sustainable, long-term and efficient use of our land and that we can continue to develop Campus Johanneberg into an attractive and exciting new district. The plan allows for the construction of both student housing and learning environments and secures the area as a continued resource for Chalmers' development," says Magnus Huss, Market Area Director at Akademiska Hus.
The Mira student housing block is the first to be opened
As a first step in realising the detailed plan, Akademiska Hus is planning to build a student housing block called Mira. The project includes approximately 320 sustainable homes with a mix of individual and shared spaces. Mira is planned to be built on the current parking lot, west of Gibraltargatan, starting in 2023.
"We know that there is a great demand for student and researcher housing around the country, which is why Akademiska Hus is working hard to create more housing on campus. It is important to us and in this case Gothenburg as an attractive student city. Many decisions remain before construction can start at Gibraltarvallen, but the adopted detailed plan is a step on the way," says Susanne Malmgren, Head of Student Housing at Akademiska Hus.
About the detailed plan for Gibraltarvallen
In addition to Akademiska Hus' land with building rights, the City of Gothenburg has through a land allocation competition provided the opportunity for HSB and Riksbyggen to develop the southernmost block with rental and tenant-owned apartments, on land owned by the city. When the other blocks and building rights will be used and what direction these will have is currently unclear.
A development agreement has been signed between the City of Gothenburg and Akademiska Hus to implement the detailed plan within 15 years of adoption.
The detailed plan gives Akademiska Hus the opportunity to:
- develop 116,000 m2 of which 81,000 m2 is possible for residential use;
- develop urban spaces and parks within Campus Johanneberg
