Akademiska Hus sells part of property in Lund to K2A

Akademiska Hus has signed an agreement with K2A Knaust & Andersson Fastigheter for the sale of part of the property Lund Studentkåren 4. The purchase price is calculated on an underlying property value of SEK 138 million.

The Lund Student Union 4 property is located in the northeastern part of campus, directly adjacent to Lund University (LTH), the Economics Centre and the nearby innovation clusters Ideon and Medicon Village.  
 
The part of the property that is being divested consists of 15,000 m2 of undeveloped land with a detailed development plan that allows building rights of approximately 25,000 m2 for housing. student and researcher housing. The sale thus enables housing for approximately 600 students and researchers to be built on the site. The detailed plan also includes space for retail, green outdoor environments and courtyards, as well as walking and cycling paths. The planning area is divided into two residential blocks that are divided diagonally to support a connection between the Science Park and LTH.

"With its direct proximity to campus, the building has a strategic location for student and researcher housing. K2A is an established player with a focus on long-term ownership and management. The attractiveness of the campus area, which benefits both Lund University and Lund as a university city," says Anna Alsborger, Property Director at Akademiska Hus.

 The transaction takes place in company form with an agreed net property value of SEK 138 million, which is 5 percent below book value. K2A takes possession of the property after a property formation has gained legal force. The consulting company Nordanö has advised Akademiska Hus in the sale, and K2A has engaged Advokatfinrman Lindahl as legal counsel.
