Multi-million investment in new life science initiative at Campus Solna

Campus Solna and the nearby Hagastaden have developed into one of the world's strongest life science clusters in a short time. To meet the great demand from new businesses that want to establish themselves in the area, Akademiska Hus is investing just over SEK 160 million in converting Fysiologen into state-of-the-art offices and labs.

Campus Solna is an important part of the emerging Hagastaden. The area, which connects Stockholm and Solna, is being developed into a vibrant new district with housing, retail, the metro, culture and park areas. Here, society, universities and business also join forces to create the hub of the Stockholm region's life science cluster with a focus on research and science that improves people's lives.

In close collaboration with Karolinska Institutet, Akademiska Hus is opening up Campus Solna to new actors linked to medicine and health. As part of this work, Akademiska Hus is now investing just over SEK 160 million in transforming the approximately 8,000 m2 building Fysiologen into an attractive and modern office and lab environment. A café will also be created here and tenants will have access to common areas and services in the form of meeting rooms, auditoriums, lounge areas, bicycle rooms, reception, changing rooms and kitchenettes. Sharing certain areas contributes to a more efficient and flexible use of premises and resources both in the building and on campus.

"The physiologist has great potential to become a new central meeting place for knowledge exchange, development and innovation in life science. With its strategic location in the heart of campus, the building has direct access to Karolinska Institutet, but also proximity to other government agencies, companies and organisations – all with links to education and research in medicine and health. In addition, an entrance to the new metro line will be located approximately 150 metres from Fysiologen, when the expansion of public transport is completed," says Magnus Huss, Market Area Director at Akademiska Hus.

Previous investments for half a billion

It was in connection with Karolinska Institutet's move of parts of its operations to the experimental research laboratory Biomedicum in 2018 that a unique vacancy arose that provides the opportunity for new companies to establish themselves in the field. In addition to the investment in the renovation of Fysiologen, Akademiska Hus has since invested approximately half a billion SEK in three other renovations on Campus Solna. All with a focus on office and lab environments for tenants in life science, and where all areas are already fully leased or are expected to be fully leased in 2022, something that testifies to the great interest in moving their operations to the area.

The renovation of Fysiologen is expected to start in February 2022 and occupancy is planned to take place in stages during 2023.
