Building Guide
Error report:
Is something wrong in your house? Submit an error report to Akademiska Hus via the app or on our website. Enter any room number when reporting a fault. The room number is indicated on the door post.
In case of urgent errors outside regular working hours (Monday-Friday, 07.30-16.00) you can call the emergency number 070-510 10 02.
Locking:
The cooperative building is equipped with an access system that automatically handles locking, controlled by time of day. The locking system is installed for all entrances, as well as for some interior doors. Access requires the use of an access card linked to a code.
There are separate containers for waste sorting in the building's garbage room/environment room. Akademiska Hus is responsible for emptying the garbage room. The tenant is responsible for removing bulky waste, pallets and larger packaging.

Recycled paper is sorted, handled and paid for directly by each tenant within the tenant's premises.
Other waste
Waste such as chemical and biological waste is sorted, handled and paid for directly by each tenant within the premises.
General (offices, stairwells, corridors, etc.)
All fluorescent lamps are equipped with high-frequency devices to reduce flicker and harmonic filters, as well as pull switches. Luminaires in office rooms are equipped with pull switches.
Entrance and exterior lighting as well as lighting in light shafts are regulated according to daylight; lit at dusk and extinguished at dawn. Plant lighting turns on and off automatically with time channel. Lighting in corridors and public areas is switched on and off via manual push buttons. To reduce energy consumption, this lighting switches off automatically in the evenings. Remember to turn off lights and computers after the end of the working day. An office room corresponds to a consumption of approx. 1000 kWh/year.
Computer rooms, meeting and conference rooms
Lighting is operated manually. Fluorescent luminaires have the option of light regulation.
Large conference room
General lighting is operated via buttons at the doors. Light regulation and other maneuvering takes place from the control panel in the podium.
Lighting light yard
Lighting in the light yard is controlled automatically via timers but can also be operated via a panel in reception on the ground floor.
Sun shielding
The southern facade is provided with solar shading in the form of external curtains. These are controlled automatically via solar and wind sensors.
El
The electrical installations are made with a 5-wire system, which minimizes the electric and magnetic fields in the building. Interventions must not be carried out in the facility! If changes are needed in the electrical system, contact Akademiska Hus.
Fire
Fire protection work is carried out on an ongoing basis. Generally, the landlord is responsible for fire protection outside the premises and the tenant for fire protection inside the premises. This is regulated in the lease agreement.
It is important not to store, place or leave anything in the stairwell or in public areas that could pose a fire risk, make it difficult to access and clean, or be disruptive to the well-being of the occupants.
Fire evacuation alarm
Evacuation takes place via the respective stairwell. Each tenant is responsible for ensuring that there is an updated evacuation plan.
The building is equipped with an evacuation alarm in the event of a fire. In the event of smoke, smoke detectors trigger an evacuation alarm throughout the building and a signal to evacuate is given via a doorbell. If a fire is detected, call 112, as the evacuation alarm is not directly forwarded to the Rescue Services. Try to limit the fire source by closing windows and doors.
You can manually trigger the alarm yourself using push buttons in escape routes.

Personal and elevator alarms
It is possible to send an emergency signal from elevators. When the push button is held down for more than 15 seconds, a signal sounds outside the door and an alarm is sent to Akademiska Hus. After regular working hours, the alarm is sent to on-call staff or security guards.
Alarms from elevators are reset by operating personnel.
HEAT
The house has a so-called water-borne system for heating elements on the exterior walls.
In rooms where chilled beams/fan coils are installed, you can set the desired room temperature with a controller placed on the wall.
Car parking
Parking spaces intended for vehicles with a handicap permit can be found close to the main entrance. Please see Campus map.
Entrances and lifts
The entrances are accessible and all floors can be reached via lift.
RWC and rest room
Toilets adapted for the disabled are available on each floor. At the RWC there are security alarms with red push buttons labeled "emergency signal". Alarms are reset inside each room by pressing the reset button.
Generally
The ventilation in the building is normally in operation during working hours, Monday-Friday. Via timer buttons on each floor, the ventilation can be started after regular working hours.
However, do not open windows after 4:00 PM or during weekends as this may trigger an alarm!
There are signs posted in the auditorium indicating the number of people the room is designed for.
After regular office hours, i.e. evenings and weekends, the ventilation in the building is switched off to save energy. The ventilation can be started manually again via a push button in the corridor and copy room. The ventilation then continues for the set time.
Conference, group room, staff room
Ventilation is automatically forced when someone is in the respective room.
The University Administration Building meets the requirements for Miljöbyggnad silver. Miljöbyggnad is a certification system for creating environmentally sustainable buildings. It is based on Swedish building and authority regulations and Swedish building practice. Miljöbyggnad is a receipt for important qualities of a building in terms of energy, indoor environment and materials and is used for newly produced and existing buildings regardless of size. In Miljöbyggnad, a building can achieve the bronze, silver or gold rating. Behind the certification is the non-profit association Sweden Green Building Council (SGBC).
Being a tenant in a certified building means taking responsibility for using the premises and the building to create the least possible environmental impact. In order for the property to maintain its certification, it is important that you as a tenant know what applies. HEAT
To reduce energy use when heating the building, systems are used that convert heat from the sun. The building also has a thermostat that regulates the temperature to maintain an even and optimal level.
Things to consider as a tenant
The radiators are set to ensure a good climate in the rooms together with the ventilation. It is therefore important not to add extra heat, as this can destroy the system. Please contact us if you experience any discomfort.
Energy
The building is mostly supplied with renewable energy, in the form of solar energy, wind power/hydropower and waste heat from industries.
Electrochromic glasses
The building's windows are so-called Electrochromic glass that reduces the use of cooling energy by blocking unwanted solar heat radiation before it enters the building, which keeps the premises cool and contributes to a pleasant indoor climate that is adapted to the season.
Solar thermal loads
To ensure that solar radiation does not add unwanted amounts of heat during the warmer part of the year, solar shading is installed.

Moisture safety
The building has adequate protection against moisture, through roof drainage and facade materials that ensure that moisture cannot penetrate the property.

If you as a tenant suspect or experience problems with leaks or moisture, you should file a fault report with Akademiska Hus.
Sound
It can be disturbing noise or noise that can damage hearing. In educational premises there are requirements from the Swedish Work Environment Authority which noise levels should not be exceeded. When talking about educational premises, the noise from installations etc. should not exceed 35 dBA, for offices it is 35 dBA.

The business's own noises, such as from computers, printers, etc., are not taken into account. Noise from installations can be heard if you listen closely, and it is noticeable when the ventilation turns off in the evenings.

It is important that you file a bug report if you experience audio-related problems.
Light
A good lighting environment is important for both health and performance. Light is important for the regulation of circadian rhythms, sleep and wakefulness rhythms, mood regulation and activation. There are recommended guidelines for illuminance for general lighting and task lighting for different room/work functions. There are also requirements for access to daylight in homes and premises.
The building has presence-controlled lighting that is regulated in different ways depending on the room's function, which also has a positive effect on the building's energy consumption.
