A good lighting environment is important both for health and performance. Light is important for the regulation of circadian rhythm, sleep and wakefulness rhythm, mood regulation and activation. There are recommended guideline values for illuminance for general lighting and spot lighting for various premises/work functions. There are also requirements for access to daylight in homes and premises.

The building has presence-controlled lighting that is regulated in different ways depending on the function of the room, this also has a positive effect on the building's energy consumption.

To think about as a tenant

As a tenant, it is important that the office is furnished according to what was specified when moving in. If the need for furniture changes, please contact us.

To reduce energy use when heating the building, systems are used that convert heat from the sun, the building also has a thermostat that regulates that the temperature is kept at an even and optimal level.

The radiators are set to, together with the ventilation, ensure a good climate in the rooms. It is therefore important not to add extra heat, it can destroy the system. Contact us if you experience discomfort.

UllsHus meets the requirements for Environmental Construction Silver. Miljöbyggnad is a certification system for creating environmentally sustainable buildings. It is based on Swedish building and authority regulations as well as Swedish construction practice. Environmental building is a certificate of important qualities of a building in terms of energy, indoor environment and materials and is used for newly produced and existing buildings regardless of size. In Environmental Construction, a building can achieve the bronze, silver or gold rating. Behind the certification stands the non-profit association Sweden Green Building Council (SGBC).

Being a tenant in a certified building means a responsibility in the use of the premises and the building to create the smallest possible environmental impact. In order for the property to be able to maintain the certification, it is important that you as a tenant know what applies. The solar shading must keep away the solar heat load during the part of the year when the building needs comfort cooling, i.e. during the rest of the year the solar heat load is needed to reduce space heating in the building.
Sun screening should not be confused with glare protection, which is usually a curtain function that can be owned/managed by the tenant (regulated with the demarcation list).

Generally

In order to obtain good air quality in the premises, the ventilation is adapted to the number of people and the equipment planned for the rooms. To provide heat and prevent frostbite, there are radiators located along facade walls.

Office

The air supply in offices takes place automatically with a continuous flow.

The normal temperature can be slightly influenced via a room regulator inside the door. If the switch is turned to plus, it will be warmer and if it is turned to minus, it will be colder.

Meeting room

In meeting rooms, the ventilation is forced by a carbon dioxide sensor that increases the air flow when the carbon dioxide becomes too high.

Extended operating time

After regular office hours, i.e. in the evening and on weekends, the ventilation in the building is switched off to save energy. The ventilation can be started manually again via a push button, the ventilation then continues for the set time.

Offices and workplaces

Fluorescent luminaires are equipped with high-frequency drivers (HF-drivers) for flicker-free light.

Lighting is switched on, off and light is regulated via pull switches. If lighting is on and no one is in the room, the lighting is automatically switched off via presence detectors after a set time.

Group room

Luminaires in the ceiling can be light regulated.

Other spaces
In corridors, certain fluorescent fixtures form so-called led lighting. The luminaires are switched on and off together with ordinary lighting. After a set time, these luminaires are switched on via presence detectors.

Lighting in toilets is controlled locally with motion detectors.

Lighting in corridors and stairwells is time controlled. In addition to the set time, the lighting is switched on via motion detectors.

In the environmental station at Ulls gränd 1, household waste is sorted into the fractions:

• Compostable
• Coloured glass
• Clear glass
• Plastic packaging
• Metal packaging
• Cardboard packaging

In the environmental station at Ulls gränd 1, small garbage room D205, household waste is sorted into the fractions:

• Flammable
• Corrugated cardboard
• Recycled paper, newspapers, office paper

Tenant's responsibility

The tenant is responsible for the collection and removal of:

• Coarse garbage
• Pallets
• Packaging
• Batteries
• Light sources
• Electronic scrap
• Scrap metal

Car parking

Parking spaces intended for vehicles with a handicap permit can be found close to the main entrance. Please see Campus map .

Entrances and lifts

The entrances are accessible and all floors can be reached via lift. There are a total of five lifts in the building, three of which are accessible.

RWC and rest room

Toilets adapted for the disabled are available on each floor.

SCARED - WARN - ALARM - EXTINGUISH

• save yourself and others around you, but don't take too many risks yourself

• warn others who may be in danger

• alert the Emergency Services by calling 112

• put out the fire if possible

Fires that cannot be extinguished with deployed hand fire extinguishers must be alerted via telephone 112. Limit the source of the fire by closing windows and doors.

Fire cells

The building is divided into a number of fire cells to prevent fire and smoke from spreading.
Each fire cell is delimited by fire-rated walls and doors. In principle, all floors, stairwells, lifts, operating areas and waste rooms have their own fire cells. Doors in fire compartment boundaries can be magnetically suspended in the open position for transport and closed manually with a push button marked "fire door closer". When an evacuation alarm is triggered, the doors close automatically within the alarmed area.

Doors in fire cell boundaries must absolutely not be blocked by wedges or the like!

Escape routes / Assembly point

The stairwells form independent escape routes. Two emergency exits can be reached from each workplace. The escape routes, which are marked with green, luminous escape signs, must never be blocked. The green signs are always lit and have a battery backup to illuminate even in the event of a power cut.

If the fire alarm is triggered, all personnel must leave the building, close all doors behind them and gather at the assembly point (See the respective evacuation plan). The staff reports there to the evacuation recipient and leaves their name and group affiliation or equivalent. No one may depart from the assembly point until this is done.
