Akademiska Hus interim report 1 January – 30 September 2025: Strong earnings and higher property value

Akademiska Hus delivers strong income from property management as a result of increased net operating income and net interest income. Investments made during the period and slightly lower yield requirements led to higher property value a year.

Summary of interim report:    

  • Rental revenue was SEK 5,944 million (5,884), an increase of 1 per cent year-on-year. The increase was mainly attributable to indexed rental prices. 
  • Net operating income totalled SEK 4,521 million (4,432), corresponding to an increase of 2 per cent on the previous year. The increase was mainly attributable to higher income and lower maintenance costs. 
  • Changes in property values amounted to SEK -394 million (-1,319). 
  • Net interest income amounted to SEK -656 million (-785) and changes in the value of financial instruments amounted to SEK 1 million (-305). 
  • Income from property management was SEK 3,711 million (3,480), an increase of 7 per cent year-on-year.  
  • The loan-to-value ratio for the period was 30.9 per cent (32.1).  
  • The total yield on a rolling 12-month basis amounted to 4.3 per cent (1.4). The total yield on a rolling 84-month basis was 7.5 per cent (8.5) a year.
