Akademiska Hus sells property in central Gothenburg

Akademiska Hus has signed an agreement with the City of Gothenburg for the sale of the commercial property Annedal 20:2, better known as Göteborgs barnbördshus (KK2). The purchase price is calculated on an underlying property value of SEK 135 million. The transaction is conditional on the necessary municipal decisions and possession will take place when all conditions are met.

The Annedal 20:2 property is located in the Linnéstaden district in central Gothenburg, close to Slottsskogen and Linnéplatsen, among other places. It was built in the early 1900s and is part of the City of Gothenburg's conservation programme for culturally and historically valuable buildings. The property, which comprises a total of 8,500 square metres of gross area, of which approximately 5,500 square metres is lettable area, consists of five interconnected building bodies and a plot area of approximately 7,600 square metres.

The property served as Gothenburg's maternity home until 1968 and was then adapted to the University of Gothenburg. Today, the Department of Global Studies houses the premises. The Swedish Transport Administration also rents a small part of the property.

The City of Gothenburg will take over existing leases in unchanged form. The leases run until the fourth quarter of 2027 and the first quarter of 2029 respectively and comprise an annual rental income of a total of SEK 9.6 million.

The transaction is being carried out as a direct property transfer with an agreed property value of SEK 135 million, which is in line with book value. The consulting company Nordanö has advised Akademiska Hus in the sale.
