The property is located at Gibraltarvallen on Campus Johanneberg in Gothenburg, directly adjacent to Chalmers University of Technology. The part of the property that is being divested consists of approximately 2,800 square meters of undeveloped land with a detailed development plan and associated development agreement that allows the construction of a student housing block with three buildings that houses approximately 90 apartments with space for approximately 300 students and researchers. The building right also includes approximately 1,700 square meters of business premises.
Akademiska Hus and Chalmers Studentbostäder have previously entered into a lease agreement for block letting, according to which Chalmers Studentbostäder will rent all apartments and certain other areas when the buildings are completed.
The transaction takes place in company form with an agreed property value of SEK 80 million, which is 11 percent above book value. Chalmers Studentbostäder will take possession of the property after the building permit has gained legal force.
