Akademiska Hus Interim Report 1 January – 30 September 2026: Strong financial position and investments in Sweden as a nation of knowledge

Akademiska Hus continued to report stable property values, driven by investments and development in the existing property portfolio. Income from property management was somewhat lower than the year-earlier period, primarily due to higher heating costs and one-off costs related to the completed organisational review.

Summary of Interim Report:

  • Rental revenue was SEK 5,953 million (5,944).
  • Net operating income totalled SEK 4,471 million (4,521), a decrease of 2 per cent on the previous year. The decrease was mainly attributable to higher heating costs and non-recurring costs for the completed organisational review.
  • Changes in property values amounted to SEK -663 million (-394).
  • Net interest income amounted to SEK -656 million (-656) and changes in the value of financial instruments amounted to SEK -62 million (1).
  • Income from property management was SEK 3,637 million (3,711), a decrease of 2 per cent year-on-year due to lower net operating income.
  • Assessed market value of investment properties amounted to SEK 118,470 million (116,619).
  • The loan-to-value ratio was 30.3 per cent (29.2) at the end of the period.
