Interim report 1 January – 30 June 2023: Continued strong financial position in a turbulent world

Akademiska Hus increased its operating surplus compared with the previous year, but showed a slightly reduced profit from property management as a result of a deterioration in net interest income. Unchanged yield requirements in the second quarter result in small changes in the value of investment properties. The equity/assets ratio was 48 percent at the end of the first half of the year.

Summary of the Interim Report:

  • Rental income amounted to SEK 3,754 million (3,403).
  • Net operating income amounted to SEK 2,716 million (2,566).
  • Net interest income amounted to SEK -357 million (-165) and changes in the value of financial instruments amounted to SEK 5 million (1,307).
  • Profit from property management amounted to SEK 2,262 million (2,296).
  • Changes in value of investment properties amounted to SEK -178 million (5,011).
  • Profit before tax for the period amounted to SEK 2,089 million (8,615).
  • Investments in new buildings, extensions and renovations amounted to SEK 1,116 million (1,178).
  • Properties were sold at a book value of SEK 91 million (714).
  • The property yield, excluding properties under construction and development reserves, amounted to 4.8 percent (4.6) for the past 12 months.

"Based on our strong financial position and our creditworthy tenants, we have seen strong interest in our bonds during the quarter. In June, our updated Green Bond Framework was published. This includes requirements for environmental certification and energy efficiency, and has now also been expanded to include parts of the EU Taxonomy criteria. The latest update of the framework opens up for further green financing, which reflects our high ambitions in sustainability," says Caroline Arehult, CEO of Akademiska Hus.
